Setting the Stage for Safe Asbestos Abatement

Before any asbestos abatement began, the Banner team prioritized a meticulous containment strategy. Because this was a public library undergoing renovation, protecting surrounding areas—and any remaining materials to be salvaged—was critical. Using industry-standard negative air systems and full containment procedures, we ensured that asbestos fibers would remain fully controlled throughout the work process.

We followed state and federal regulations to the letter, beginning with submission of the ten-day asbestos notification form (ANF-001) to the MA DEP. Every work area was carefully vacated and sealed off, creating a secure environment for our technicians to operate safely and effectively.

A Full-Scope Asbestos Abatement Project

The project scope, based on the asbestos survey by Sage Environmental, covered several material types and areas within the facility:

  • 2,650 SF of 9×9 tile and mastic
  • 200 linear feet of friable TSI ductwork
  • 100 linear feet of TSI air cell pipe insulation (including elbows and joints)
  • 100 linear feet of non-friable caulking at overhangs above block windows
  • 4,000 SF of non-friable asphaltic roofing material

All asbestos-containing materials were removed, packaged, labeled, and transported according to strict regulatory standards. We coordinated with a third-party hygienist for air and visual clearance testing, as required under 454 CMR 28.10(9), ensuring the building was safe for continued renovation efforts after abatement.

Preserving the Library’s Historic Windows

One unique aspect of this project was the salvage and preservation of original historic windows. Unlike most abatement projects, where old materials are removed and disposed of entirely, the windows at Westborough Public Library were saved for future reuse.

Our crew worked with care and precision to ensure these windows were not damaged during the demolition process. This required strategic sequencing of work and close coordination with renovation contractors. The successful window salvage allowed the renovation team to restore and reincorporate these architectural features—retaining the character of the original library while bringing the building up to modern standards.
