Over decades of use, the Armory accumulated various asbestos-containing materials (ACM) commonly used in building construction prior to regulation. Banner’s licensed abatement team implemented a comprehensive removal plan, complete with:
- A ten-day asbestos notification submitted to the MA DEP
- Negative air containment zones and a three-stage decontamination unit
- Certified third-party clearance monitoring per 454 CMR 28.10(9)
We removed the following asbestos materials:
- 1,200+ SF of 9×9 asbestos-containing floor tile and mastic
- 2,200+ SF of asbestos transite panels on unit ventilators
- 300+ linear feet of pipe insulation (TSI), including elbows and joints
- Additional ACM caulking, sealants, and ductwork as identified
All hazardous waste was properly packaged, labeled, transported, and disposed of at licensed facilities per federal and state regulations.
Precision Selective Demolition Clears the Way for Progress
Once asbestos-containing materials were safely removed, Banner crews executed a targeted selective demolition plan. This included:
- Dismantling interior gypsum board and ceiling assemblies
- Removing mechanical units and non-load-bearing partitions
- Extracting obsolete MEP components and ventilation systems
- Clearing window systems and casings containing regulated materials
Selective demolition was staged and sequenced with the general contractor to maintain project momentum while protecting the structure’s historical integrity.
