Nestled along the picturesque Bristol, Rhode Island, waterfront, the former Robin Rug factory—once a bustling center of American textile manufacturing—is being reimagined as the Bristol Lofts, featuring 127 modern housing units. Banner Environmental Services was proud to partner with Kerry Contracting, LLC to provide comprehensive asbestos abatement and demolition services that honor both the site’s historic legacy and the safety needs of future residents.
From March 3 to May 16, Banner’s expert team worked tirelessly at 125 Thames Street to remediate hazardous materials and carefully dismantle elements of the aging mill complex—all in compliance with strict local, state, and federal regulations.
Meeting the Demands of Historic Preservation
Redeveloping a historic site requires more than manpower—it demands precision, foresight, and an unwavering commitment to compliance. Every element of the demolition and media blasting work had to align with the Historic Preservation Certification Application, Part 2, as outlined by the Public Archaeology Laboratory, Inc.
Banner was entrusted with removing structural components like outdated HVAC systems, elevators, ceilings, boilers, windows, and doors, while preserving the architectural integrity of the adjacent stone buildings. Throughout the process, temporary closures and fall protection systems were installed to ensure worker safety and site security.
Extensive Asbestos Abatement Across All Buildings
Our team began with a complete environmental review based on the Axiom Partners report. Banner safely removed and disposed of all confirmed and presumed asbestos-containing materials (ACMs and PACMs). From floor tiles to insulation, we ensured that every material identified in the report—and any additional hazardous substances found during inspection—were handled with the utmost care.
Using containment systems, HEPA-filtered negative air machines, and full protective gear, our asbestos abatement crews eliminated all airborne threats before beginning the interior demo. We followed strict federal protocols for hazardous material disposal to prevent contamination and preserve indoor air quality for future occupants.
Full Interior Demolition: From Boiler Rooms to Beams
Our demolition services encompassed everything from loose debris cleanout to full removal of mechanical systems and structural finishes. Interior demolition included:
- HVAC, sprinkler, plumbing, and electrical system removal
- Complete dismantling of interior walls and finishes
- Removal of raised wood flooring, staircases, and landings
- Safe demolition of a red concrete block building with no impact to neighboring structures
We coordinated closely with the general contractor on key items like temporary power infrastructure and fire system timing, ensuring a seamless project timeline.
Specialized Media Blasting for Surface Restoration
To expose and restore original structural features, Banner performed media blasting on various surfaces, including:
- Exterior brick and CMU walls
- Undersides of exposed wooden beams
- Common hallway ceilings
All methods were approved by both the general contractor and the State Historic Preservation Officer, showcasing our dedication to quality and compliance.
