An asbestos survey or asbestos screening will detect the presence or absence of asbestos fibers in building materials via sampling and laboratory analysis. It is important for building purchasers and owners to know whether their building has asbestos-containing materials (ACMs) so that they can be safely managed.

An asbestos survey is a survey undertaken within a building, property or structure, with the purpose of identifying asbestos containing materials.

An asbestos survey will reveal:

An asbestos survey is necessary before removal and disposal. A survey is important to establish what asbestos materials are present, but it is important to get the right type of survey. Types of Asbestos Surveys

Asbestos Screening

An Asbestos Screening is the best solution if damaged material is being repaired which may pose a potential health risk to building occupants. An Asbestos Screening assesses suspect ACM by obtaining samples for analysis. It targets areas with damage and potentially friable suspect ACM. This process is generally used on HUD projects and is sometimes referred to as a transactional survey.

Limited Asbestos Survey

A Limited Asbestos Survey is a more comprehensive sampling of building materials and suspected ACM. It is a targeting sampling, based on customer need, for a homogenous building material that could include the roof, certain walls, siding, and/or any singular area where ACM is suspected or probable.

Path of Construction/Pre-Renovation Asbestos Survey

Path of Construction / Pre-Renovation Asbestos Survey is a comprehensive survey of building material but is limited to the path of construction and/or the actual building materials. This test could be used when renovating a single storefront in a strip mall, for example. The Asbestos Survey in this instance would ensure that the renovation taking place would not impact the environment or release ACM to areas that are disturbed during construction or renovation activities.

Pre-Demolition Asbestos Survey

A Pre-Demolition Asbestos Survey is by far the most comprehensive ACM assessment. This survey inspects all facets of an entire building, including interior and exterior building materials, utilizing destructive sampling protocols. A demolition survey necessitates the destruction of small sections of the building to discover ACM behind the walls, floors, or other hard to get to areas. In other cases, additional ACM is discovered during the actual demolition as it nearly impossible to observe all hidden areas within a building.

Asbestos Surveys For Renovation And Demolition

EPA and OSHA regulations require the identification of asbestos-containing building materials (ACBM)s that would be disturbed by renovations or demolitions. Asbestos surveys are required of buildings regardless of age for asbestos, including private residences. Most forms of asbestos are required to be abated or removed prior to renovation or demolition. Demolition by burning requires removal of all forms of asbestos. Banner Environmental Services can assist homeowners and developers with meeting pre-demolition asbestos survey requirements. Once asbestos has been removed from the building, a visual clearance re-inspection is required before the demolition or renovation can begin.

What does An Asbestos Surveyor Do?

Our asbestos surveyors inspect homes and commercial buildings to collect samples that determine the presence of asbestos. Asbestos surveyors, based on test results, may recommend professional removal of dangerous materials before renovations or demolitions are carried out.

When Is An Asbestos Survey Required?

Before a renovation or demolition is performed on any building, the EPA, National Emission Standards for Hazardous Air Pollutants (NESHAP), and most states and towns require building owners to perform asbestos inspections to determine the presence of hazardous materials. Contractors must obtain a written asbestos report based on a survey conducted by a licensed asbestos inspector before starting any construction or interior demolition work. The report as a result of the asbestos survey certifies that the building is free of asbestos, in order to prevent asbestos fibers from accidentally being released into the environment.

Buildings constructed prior to 1981 have the greatest risk of having ACM. It is prudent to obtain an asbestos survey on these facilities when suspect ACM is identified, especially if they are in a damaged or friable condition.

Asbestos Survey Frequency Requirements

There are no frequency requirements for conducting an asbestos survey in the United States. The National Emission Standards for Hazardous Air Pollutants (NESHAP) regulations under the Clean Air Act specify work practices for asbestos to be followed during demolitions and renovations of all structures, installations, and buildings (excluding residential buildings that have four or fewer dwelling units). The regulations require the owner of the building or the operator to notify the appropriate state agency before any demolition, or before any renovations of buildings that could contain a certain threshold amount of asbestos or asbestos-containing material.
