Why Asbestos Abatement in the Early Learning Center Was Necessary

Older educational facilities often contain asbestos-containing materials (ACMs) in ceilings, flooring, insulation, roofing, and mechanical units. This multi-faceted project involved a wide range of asbestos abatement and non-ACM demolition tasks across different areas of the school:

  • 1,500 square feet of asbestos-containing flooring
  • 14,500 square feet of asbestos ceiling tiles, with careful wiping of the existing grid
  • 650 square feet of asbestos-containing roofing
  • 42 unit vents with asbestos-containing transite panels and insulation
  • 250 linear feet of asbestos pipe insulation
  • Removal of non-asbestos flooring, counters, and shelving at vent locations

Each removal step required precision, appropriate containment protocols, and constant air quality control to protect workers and the school’s future occupants.

In accordance with Massachusetts regulations, Banner:

  • Submitted a 10-day notification to the MA DEP
  • Established HEPA-filtered negative pressure containment zones
  • Used wet methods and engineering controls to prevent fiber release
  • Packaged, labeled, transported, and disposed of all asbestos waste at certified facilities
  • Coordinated manifesting and recordkeeping in full regulatory compliance

The Value of Selective Demolition

This project also required careful, selective demolition of non-ACM materials—such as existing shelving, flooring, and counters—particularly in areas surrounding unit ventilators. Unlike full-scale demolition, selective work ensures that only targeted sections are removed, protecting surrounding structures and keeping costs contained.

Banner’s team performed this scope with precision, making sure the space was cleared and ready for the next phase of construction without unnecessary disruption or waste.
