Flynn Marine Park, 12 Channel Street is a municipal-owned commercial and industrial property operated by the Economic Development and Industrial Corporation (EDIC) under the Boston Planning and Development Agency (BPDA). The building supports a mix of industrial uses — from warehousing and light manufacturing to office operations.
Our team at Banner Environmental Services was contracted to perform asbestos abatement and selective demolition in preparation for a major building renovation. This multi-phase project required precise coordination, strict adherence to safety regulations, and meticulous attention to environmental compliance.

- Removing approximately 10 windows with asbestos-containing glazing and caulking
- Abating 236 linear feet of asbestos pipe insulation of varying diameters (1”, 2”, and 8”)
- Cleaning and removing all associated asbestos debris and impacted piping
- Ensuring all materials were properly packaged, labeled, transported, and disposed of at a licensed asbestos waste facility
Through negative air containment and continuous air monitoring, we ensured the work area remained safe for both our crew and the surrounding tenants.
Selective Demolition in Boston’s Marine Park: Preparing for the Future
Following abatement, our demolition team mobilized to remove designated interior and exterior building components slated for renovation. Using OSHA-trained personnel and engineered safety plans, we executed selective demolition with precision and control.
The demolition phase included:
- Interior demolition of bathrooms, CMU block walls, and miscellaneous fixtures
- Concrete slab removal in select structural zones per engineering drawings
- Exterior demolition of concrete stairs, steel railings, dock bumpers, and guardrails
- Removal of steel angles, channels, and wire mesh systems no longer required
By maintaining close communication with project managers and site engineers, we ensured that all structural and utility systems outside the demolition zone remained protected and intact.
